Vulnerability assessment
A reasoned inventory of the villa's points of fragility: exposure, openings, utilities, outbuildings, surroundings. Ranked by probability and cost of occurrence.
A concierge service calls once a week. Maison Aubier watches over the other 167 hours. Our approach complements your current arrangements rather than replacing them.
A reasoned inventory of the villa's points of fragility: exposure, openings, utilities, outbuildings, surroundings. Ranked by probability and cost of occurrence.
A costed projection of the consequences of unstructured management over 3, 5 and 10 years: depreciation, damage, insurance surcharges, loss of value at resale.
An annual preventive maintenance calendar, vetted local trades, arrival and closing protocols. A working document intended for your steward.
The three plans below cover the most frequent requirements around the Bay. Every engagement is nonetheless drawn up individually: the final fee is set following the assessment. Technology monitoring is a stand-alone module, designed to complement a concierge service already in place.

167 hours. That is how long your villa stands alone, every week, between two human visits.
A villa on the Bay is a place, a memory, and often an asset to be handed down. The role of a management house is to hold that threefold promise over time.
Maison Aubier was born of a simple observation: the villas of Arcachon Bay are exceptional patrimonial assets, often managed in an improvised manner.
On the shores of the Bay, the built heritage ranks among the most precious on the Atlantic coast. Architect-designed villas, century-old family houses, contemporary properties set upon the dune: each represents an emotional and financial capital counted in millions of euros, whose value rests entirely on the quality of its upkeep.
Yet in the vast majority of cases this heritage is administered without method. A loyal but overstretched caretaker. An obliging neighbour with no mandate. A seaside concierge service whose trade is letting the villa, not conserving it. The absent owner, whether in Paris, Bordeaux or abroad, then discovers on arrival disorders that no one had seen coming.
Maison Aubier applies the method of a private wealth management firm to a property portfolio: structured oversight, periodic reporting, documented indicators, a multi-year action plan. All of it completed by discreet sensors (leak, temperature, opening) that alert only when it matters.
Our motto holds in three words: preserve the condition, pass on the memory, enhance the property. As one keeps a family file.
Every property is unique. Every engagement, singular.
