The three tiers below cover the most common situations on the Bay. Each engagement is nonetheless priced individually: the final fee depends on floor area, exposure, equipment and visit frequency, and is set after the estate diagnostic.

I. Vigilance — from €390
Minimum surveillance, guaranteed presence.
For a modestly sized, lightly equipped property, or for an owner who visits several times a year and whose priority is simply not to discover an established problem.

II. Sérénité — from €790
The most requested tier on the Bay.
For a well-equipped villa, used intermittently, whose owner lives far away and would rather organise nothing at all.

Standalone module — Veille, from €290
Continuous technical monitoring, without changing concierge.
This is not a stewardship tier. It is added to your existing arrangement — concierge, caretaker, neighbour — without replacing it, and covers the one blind spot those arrangements almost always leave open: continuous technical surveillance.

How to choose
You let the property. A letting concierge is your main contact; add the Veille module to cover technical monitoring out of season.
You do not let, and you visit three or four times a year. Sérénité fits this profile in the great majority of cases.
You are often there but would rather not manage anything. Excellence, or Sérénité with services on request.
You already have an arrangement that works. Take the Veille module alone and leave the rest untouched.
You are not sure. Ask for the diagnostic. It is free, it is costed, and it will tell you what your house actually needs — including if that turns out to be less than you thought.

How much does managing a villa on Arcachon Bay cost?
Maison Aubier tiers start at €390 excl. VAT per month for Vigilance, €790 for Sérénité and €1,490 for Excellence. The standalone Veille module starts at €290. The final fee depends on floor area, exposure, equipment and visit frequency, and is set after the diagnostic.
Do the fees include the cost of works?
No. Trade interventions are invoiced to you directly by the firms, and Maison Aubier takes no commission on the works coordinated under the subscription. The subscription covers visits, supervision, coordination, inspection of works and maintenance of the technical record. Overseeing a renovation is covered by a separate written mandate, with a fee fixed when the mandate is signed.
Can the Veille module be taken on its own?
Yes. It was designed precisely to be taken on its own, alongside a concierge, a caretaker or an existing arrangement. It covers continuous technical supervision without replacing services already in place.
Is there a minimum term?
Term and termination conditions are set out in the contract and discussed when the stewardship protocol is drawn up. The technical record built up remains your property in all cases and is handed over when the relationship ends.
How is the final fee determined?
After the estate diagnostic, which establishes floor area, exposure, condition of the fabric, the equipment involved and the appropriate visit frequency. The quotation is then fixed and known in advance, with no variable tied to the number of interventions.
